Relevant letting fees and tenant protection information.

As well as paying the rent, you may also be required to make the following permitted payments.

Before the tenancy starts (payable to Think Rentals Ltd 'the Agent')

Holding Deposit: Equivalent to ONE week's rent. A holding deposit will be required in order to secure the property. By paying this holding deposit you give your consent for this said holding deposit to be held on account until your first month's rent becomes due. (Typically within 4 weeks).

The holding deposit will be deducted from your first month's rent.

Security Deposit: Equivalent to FIVE weeks' rent. Your Deposit will be registered with the Deposit Protection Service for the duration of your Tenancy.

Or, use of the Nil Deposit Scheme (Equivalent to ONE weeks rent plus VAT - non-refundable)

During the tenancy (payable to the Agent) Payment of £50 if you want to change the tenancy agreement for a change of sharer.

Payment of interest for the late payment of rent at a rate of 3% above Bank of England Base Rate

Payment of £15 for the reasonably incurred costs for the loss of keys/security devices

Fees in relation to early termination of contract: Upon agreement with the Landlord, you are liable to pay the rent up until the contract ends or until a new tenancy has begun in addition to covering the Landlords costs in relation to our Let Fees (maximum of 75% of monthly Rent + VAT)

PETS:

Where permission is given for a pet to reside at the property, the rent per month is increased to include a pet rent.

This additional payment will be due as part of your monthly rental payments at a charge of £40 additional rent per month. (Applies to cats and dogs only).

During the tenancy (payable to the provider) if permitted and applicable Utilities - gas, electricity, water

Communications - telephone and broadband

Installation of cable/satellite

Subscription to cable/satellite supplier

Television licence

Council Tax

Other permitted payments

Any other permitted payments, not included above, under the relevant legislation including contractual damages.

Any damages to interior / exterior of the property including Gardens and cleaning.

Any unpaid Utility/ Council Tax bills.

Think may receive a commission from the provider of Utility switching and Broadband/TV services.

Tenant protection

Think Rentals Ltd is a member of CMP Scheme which is a client money protection scheme, and also a member of TPO (The Property Ombudsman) which is a redress scheme. You can find out more details on the agent's website or by contacting the agent directly.

HOLDING DEPOSIT

We ask for a Holding Deposit of ONE Weeks rent to Hold a property for you.

You agree that you give your consent for this said holding deposit to be held on account until your

first month's rent becomes due. (Typically within 4 weeks), and secondly that we can use these funds towards your First Months' Rent.

Think Rentals Ltd may retain your deposit if:

  • You provide misleading information on your application form
  • You fail a Right to Rent Check
  • You change your mind about the property and withdraw your application
  • You have failed to take reasonable steps to enter into the tenancy

DEPOSIT

There are two options for you to choose how you pay for your Deposit.

Option 1:

Prior to your Check-in date you will pay the equivalent of FIVE weeks rent which will be held as a Deposit within our registered scheme which is the DPS

Option 2:

Nil Deposit

This is equivalent to ONE weeks rent plus VAT .

This is a non-refundable charge, and you are still liable to pay for any unpaid rent or damage to the property at the end of the tenancy.
